When looking for Office space most people think how many staff they need to accommodate, bumbs on seats right? Having leased commercial space for over 20 years I’ve had this conversation many many times. It typically leads to me explain the size of a double garage in their home is 40m² odd and from there they say, yeah I’ll need two or three of those.

How many times a day or week though is your reception occupied, does your board and meeting rooms get used, the Meal room, the kitchenette? With a staff >10 the statistics are low.
